United Development Company (UDC), the master developer of The Pearl and Gewan Islands, is bringing together its residential portfolio at Cityscape Qatar 2026, highlighting two distinct offerings that reflect the evolving needs of homeowners and investors: Perlita Gardens, a new villa community at The Pearl Island, and Crystal Residence, a completed apartment development on Gewan Island featuring flexible ownership options and a limited-time sales offer.
The Company’s presence at Stand H3.A10 brings two distinct residential propositions into one portfolio: Crystal Residence on Gewan Island, offering completed one- to four-bedroom apartments with flexible ownership options, and Perlita Gardens at The Pearl Island, UDC’s newly launched villa community offering a different proposition centered on space, privacy and family living.
Commenting on UDC’s expectations for the exhibition, Yasser Salah Al Jaidah, UDC President and Chief Executive Officer said: “Cityscape provides an important opportunity to understand how the market is evolving and, equally, to demonstrate how UDC continues to evolve its residential offering in response. What we are presenting this year reflects the breadth of our role as a master developer, with different products, ownership structures and destination environments responding to different market requirements.”
Hussain Akbar Al-Baker, Executive Director of Commercial and Properties at UDC, said: “Crystal Residence and Perlita Gardens represent different points within that portfolio, but they are connected by a common principle: creating residential opportunities within destinations that have a clear identity, established infrastructure and a long-term development vision. Whether a buyer is considering a completed apartment on Gewan Island or a new villa within The Pearl Island, the decision extends beyond the property to the environment, services and experience that surround it.”
Perlita Gardens
The new community will comprise 150 standalone villas across seven distinct typologies, consisting of six master bedrooms and designed around privacy, multigenerational living, hosting, indoor-outdoor living and flexible family spaces.
UDC has opened Expression of Interest registrations and launched the limited release of Phase One sales for Perlita Gardens at Cityscape. Buyers can benefit from UDC’s attractive in-house payment plan, paired with bank mortgage financing through Commercial Bank and Dukhan Bank. The launch provides prospective buyers with the opportunity to secure villas at an off-plan pricing advantage, with development of the community expected to be completed over approximately three years.
Crystal Residence
A key part of UDC’s Cityscape offering is Crystal Residence, a completed residential development on Gewan Island comprising one- to four-bedroom apartments.
The development sits within an increasingly active waterfront environment, with residents benefiting from proximity to Crystal Walkway and its seaside promenade, alongside a growing mix of retail, dining, leisure and hospitality destinations across Gewan Island.
Its completed status offers a different proposition for buyers and investors: the opportunity to assess and acquire a finished residential asset within a destination where the surrounding lifestyle environment is already taking shape. Rather than relying solely on future plans, prospective owners can see the quality of the completed development and the wider setting in which it sits.
UDC has introduced two ownership pathways for Crystal Residence, providing greater flexibility for buyers. The first offers a 7.7% down payment with interest-free installments over six years, with the option to rent out the property and generate rental income from the outset. The second is a seven-year Lease-to-Own program with a 2% buy-in fee, with the option to sublease the property.
Alongside these ownership options, UDC has announced a limited-time promotional offer on available Crystal Residence apartments, as an additional incentive for prospective buyers considering completed apartments on Gewan Island, combining the benefits of an established waterfront destination with flexible ownership options and time-limited purchase incentives.
At UDC’s Stand H3.A10, physical project models, interactive displays and digital walkthroughs are being used to help visitors understand the developments spatially and visually.
Engagement will continue through UDC’s residential sales channels following the exhibition, allowing prospective buyers to take the discussions initiated at Cityscape into more detailed property and investment consultations.
